The Scheme
Two blocks and a public yard on a riverside plot that was derelict for thirty years.
The plot ran back a hundred and eighty metres from the river wall and had been empty since the wharf closed. Its depth is the difficulty and the opportunity: too deep for a single building, exactly right for two blocks with a yard between them that reaches the water.
The yard is public and always will be — it is secured by a covenant on the freehold rather than by a planning condition, which is the difference between a promise and an obligation.
